#07 · BATHROOM RENOVATIONS

Bathroom renovations start behind the tiles.

Kitchens are the main focus here, but bathroom renovations are a related capability. Ivan Bodnar is an independent sole trader with approximately 15 years’ personal renovation experience. He looks at the existing bathroom on site, including the tiles, substrate, moisture and service access. He then explains the practical options and prepares a written quotation after the assessment.

BATHROOM CUT LIST

Five items, each checked before anything is priced

Ivan uses the same schedule here as in a kitchen. For each item he notes the condition and the practical option. What can stay and what needs replacing depends on the inspection, not on assumptions.

B-01 Walls & tiles

WHAT WE LOOK AT
Cracked or drummy tiles, failed grout, softened or damaged sheeting.

PRACTICAL OPTIONS
Retile over a sound substrate, or strip back where the substrate isn’t sound. This depends on the inspection.

B-02 Floor

WHAT WE LOOK AT
Level, fall towards the waste, movement and loose or lifting tiles.

PRACTICAL OPTIONS
Prepare and correct the substrate before new flooring goes down. The scope is set after assessment.

B-03 Moisture & waterproofing

WHAT WE LOOK AT
Staining, swelling, odours and damage spreading beyond the wet area.

PRACTICAL OPTIONS
Waterproofing and approvals requirements vary by project. They are confirmed for the specific scope.

B-04 Services

WHAT WE LOOK AT
Tapware and waste positions, power points, lighting and exhaust ventilation.

PRACTICAL OPTIONS
Any plumbing or electrical change is carried out by appropriately authorised specialists.

B-05 Finishes

WHAT WE LOOK AT
Ceiling and wall plaster, paint condition, and storage that no longer suits the room.

PRACTICAL OPTIONS
Plastering, painting and suitable materials chosen for a damp, ventilated room.

New tiles on a wet wall only hide the problem for a while

In a bathroom, the visible finish is usually the last thing to fail. If tiles go over damp sheeting, an unsuitable substrate or a floor without proper fall, the work may have to be redone later. That kind of rework is avoidable. This is why Ivan checks moisture, substrate suitability, service access and underlying damage before recommending a scope.

The same principle applies in every kitchen renovation. You can read more in Surface Preparation & Suitable Materials and Why Surface Preparation Comes Before New Finishes.

#06 · LICENSED TRADES & REGULATED WORK

Who does what in a bathroom

Ivan Bodnar is an independent sole trader. He does not claim unverified trade licences or builder registration.

Plumbing and electrical work is carried out by appropriately authorised specialists. Ivan does not do it himself.

Structural engineering, architecture and asbestos removal are outside Ivan’s scope.

Concealed conditions: an inspection cannot reveal every issue behind tiles, sheeting or floors.

Scope, waterproofing, permits, registration, insurance and licensed trade requirements vary by project. Contract and approvals wording is verified for each job.
