#03 WRITTEN QUOTATION
A free written quotation for your kitchen renovation in Brighton is prepared by Ivan Bodnar after an on-site assessment. It is not prepared before. It reflects the kitchen you actually have: its condition, what can be kept and what work it will realistically need.
Reference photo: a workbench with measuring and carpentry tools. This is not one of Ivan’s projects.
01 · WHY ASSESSMENT FIRST
Two kitchens that look alike in photos can need very different work. One has sound carcasses and a level floor. The other has water damage under the sink, a slab that isn’t true, or services in the wrong place for the new layout. During the on-site kitchen assessment, Ivan talks with you about how the kitchen needs to work. He then inspects the existing condition and considers layout, cabinetry, finishes and services. The written quotation is based on that assessment.
02 · THE SCHEDULE
Each item in the quotation comes from something Ivan saw during the assessment or something you discussed and agreed on.
#01 Agreed scope
What stays, what is removed and what is replaced. For example, you might keep the layout, reuse the carcasses or replace the full run. See layout, cabinetry & practical options.
#02 Suitable materials
Materials are chosen to suit the conditions in your kitchen and the way it is used. That includes moisture near the sink, wear on bench edges and cleaning around the splashback.
#03 Surface preparation
Before anything new goes on, the quote covers what the new finishes will sit on: substrate, moisture, service access and any damage found. Skipping this can mean avoidable rework. Read more on surface preparation & suitable materials.
#04 Licensed trades
The quote shows where plumbing or electrical changes are part of the scope and identifies them as work for authorised specialists.
03 · LICENSED TRADES IN THE QUOTE
Ivan Bodnar is an independent sole trader and Independent Home Renovation Specialist. He does not claim trade licences or builder registration that he does not hold. Licensed plumbing and electrical work is carried out by appropriately authorised specialists.
Ivan does not personally carry out structural engineering, architecture or asbestos removal. If any of these are identified during the assessment, the written quotation notes them. An inspection cannot reveal every concealed issue, so anything found later is discussed with you before work continues. More detail is on licensed trades & regulated work and in plumbing and electrical changes in a kitchen renovation.
04 · CONCEALED CONDITIONS & PROJECT WORDING
An inspection cannot reveal every concealed issue. Some conditions only become visible once old cabinets come out or a splashback is lifted. The quotation is written from what can be assessed, and it explains where the condition behind existing finishes is still unknown. For common examples, see what may be found behind kitchen cabinets.
Project scope, permits, registration, insurance and licensed trade requirements vary from project to project. Contract, insurance and approvals wording is checked against each project, not copied from a template. If something affects the scope, Ivan explains it in plain terms before you decide.
05 · ARRANGING THE ASSESSMENT
— What works in the kitchen now, and what doesn’t: storage, bench space, cleaning.
— Whether you would like to keep the existing layout or change it.
— Any past leaks, swollen panels or uneven flooring you have noticed.
— Whether the work is for living in, selling or renting out the property.
