#14 · OUTDOOR IMPROVEMENTS, MAINTENANCE & GENERAL HOME IMPROVEMENTS

Decks, pergolas, fences and the jobs around the house.

Kitchen renovation is the main focus of this site. Outdoor improvements, property maintenance and general home improvements are related capabilities. They are useful when you’re already planning work on the house and would rather deal with one person you know. The approach is the same as for a kitchen. Ivan Bodnar looks at what is already there, explains what is practical and prepares a written quotation after assessment.

SCOPE SUMMARY

Six line items, each assessed on site.

None of this work is quoted from a photo. Condition, access and what sits underneath decide the scope.

W-01 DECKING
Boards, joists and fixings checked for movement, rot and drainage before deciding between repair, re-boarding or replacement.

W-02 PERGOLAS
Posts, footings and how the frame meets the house. Size and attachment may bring in permits or engineering input.

W-03 FENCING
Leaning posts, failed palings and gates that drag. Repair or replace, depending on what the posts show.

W-04 OUTDOOR IMPROVEMENTS
Exterior painting preparation, timber screens and practical updates to outdoor areas.

W-05 PROPERTY MAINTENANCE
Planned repairs and touch-ups, including work before a sale or a new rental tenancy.

W-06 GENERAL HOME IMPROVEMENTS
Doors, trims, patching and the smaller interior jobs that often come up during a kitchen renovation.

PERMITS & STRUCTURAL INPUT

Some outdoor work needs a permit or an engineer.

Decks, pergolas and some fences can need a building permit or structural engineering input, depending on height, size, attachment to the house and site conditions. Whether a permit is needed is something to confirm for each project. It can’t be assumed either way.

Ivan Bodnar is an independent sole trader and does not personally claim unverified trade licences or builder registration. He does not carry out structural engineering, architecture or asbestos removal. Licensed electrical work, such as outdoor lighting or power points, is done by appropriately authorised specialists. Contract, insurance and approvals wording is checked for each project.

HOW MAINTENANCE IS ARRANGED

Maintenance is planned work, not an emergency call-out. There is no 24/7 emergency service.

Get in touch by phone or through the enquiry form between 9:00 and 18:00, Monday to Sunday. Ivan reviews each enquiry and, where the work suits, arranges a free on-site assessment. The written quotation follows from what he sees. An inspection can’t reveal every concealed issue, such as rot inside a post or damage under decking boards. If something turns up once work starts, he explains it and talks through the options with you before going further.

This site is focused on Brighton. Work elsewhere in Melbourne may be considered separately.

QUESTIONS

Before you ask for outdoor work

Can outdoor jobs be combined with a kitchen renovation?

Often, yes. If the work is on the same property, it can be looked at during the same on-site assessment and listed as separate items in the written quotation, so you can see each part of the scope on its own.

Should a worn deck be repaired or replaced?

It depends on the frame. New boards on soft joists lead to the same avoidable rework as new finishes on an unchecked substrate. The structure underneath is checked first.

Who handles lighting or power outside?

Appropriately authorised electricians. Ivan coordinates the timing around his part of the work but does not carry out licensed electrical work himself.
